During this business trip to Japan, I accompanied Anthony from New South Wales, an urban planning specialist and snowboard instructor, on a viewing of a traditional Kyoto-style townhouse he was purchasing in Joetsu City, Niigata Prefecture. The property was equipped with a rural-style septic system, which is common in Japanese countryside homes. As a result, we conducted an on-site inspection with the real estate agent to obtain a cost estimate for connecting the property to the public sewer system.

We also carefully checked for any issues specific to vacant homes, such as water leakage or termite damage. While some minor concerns were observed—which is to be expected in an unoccupied property—we found no major issues, which was remarkable considering the extremely low asking price.

Anthony promptly submitted a purchase offer on-site, which was accepted by the seller without delay. I am truly pleased to have developed a close and friendly relationship with him, as if we were longtime friends. I wholeheartedly support his new life in Japan.

Against the backdrop of rising property prices in Myoko City, Anthony’s unique and forward-thinking approach led to his recent purchase. Although the property is located in the urban center of Joetsu City, it features the distinctive architectural style of a traditional Kyoto townhouse. These types of homes often have an earthen-floored entrance area (doma), which in this case functions much like an indoor garage—providing a space to park a vehicle inside the house.

With local izakayas nearby to enjoy during evenings and Lotte Arai Resort just a 30-minute drive away, Anthony saw the opportunity to enjoy snowboarding in the winter and a city lifestyle with friends during the rest of the year. I fully support his creative vision, which effectively combines the best of both worlds. Given the current market trends, it is only a matter of time before buyers in Myoko begin to shift their attention toward Joetsu City as a more accessible and attractive alternative.

In addition, during this trip, I also conducted an online property viewing for another client, this time for an apartment located in Nishinomiya City, Hyogo Prefecture. The client was very pleased with the property and submitted a purchase offer, which was also accepted by the seller. I was particularly happy that we successfully negotiated an $8,000 price reduction, despite the property being in a prime location and beautifully renovated. I remain committed to helping bring smiles to the faces of many Australians through their property journeys in Japan.
